TPO membrane

What it is

A single-ply thermoplastic sheet with heat-welded seams, usually white. Welds fuse the material rather than gluing it, so the seam is as strong as the field.

Where it fits

Most light commercial buildings here. The reflective surface cuts summer cooling load, and a welded seam is repairable years later, which an adhesive one often is not.

EPDM membrane

What it is

A synthetic rubber sheet, typically black, bonded or mechanically fastened, with seams taped or glued.

Where it fits

Buildings where the roof is not visible and the priority is proven longevity. It handles freeze-thaw well, which matters more in Kentucky than reflectivity does.

Tear-off versus recover

What it is

A recover lays a new membrane over the existing system; a tear-off strips back to the deck.

Where it fits

Recover is cheaper and faster and only honest when the insulation underneath is dry. If the existing system holds moisture, a recover seals the water in and you pay for the deck later.

Tapered insulation

What it is

Insulation cut to build slope into a roof that has none, directing water to the drains.

Where it fits

Any low-slope roof that ponds. Ponding is not a cosmetic problem, standing water finds every marginal seam and multiplies the load on the deck.

When to do this in Kentucky

Membrane work wants dry, moderate weather: adhesives and welds are temperature-sensitive and a wet deck cannot be dried in place. Late spring and early autumn are the reliable windows. Inspections should be twice a year, spring and autumn, because Kentucky's spring storms stress seams and drain collars, and catching a developing seam failure is the difference between a membrane repair and replacing saturated insulation.
