Residential Roofing on a central Kentucky property

Residential roofing

A roof rarely fails all at once. It fails at the eaves, in the valleys, and around every penetration, which is why an honest assessment looks at the whole system rather than the one stain on your ceiling.

Most of what we do is residential roofing across Madison and Clark County, and most of that starts as a question rather than an emergency: is this a repair or is it time for a new roof? A free inspection answers it in writing, with photographs, before anyone quotes you anything.

What you are actually choosing between

Nobody should have to learn a trade to buy from it. Here is the honest version of each option, including where we would talk you out of one.

OptionWhat it isWhere it fits

Architectural asphalt shingle

What it is

Multiple bonded layers giving a dimensional, shake-like profile. What we install on nearly every residential replacement, in GAF Timberline HDZ.

Where it fits

Almost every house in Madison and Clark County. Higher wind rating and longer manufacturer coverage than 3-tab for a modest difference in cost.

Impact-resistant (Class 4) shingle

What it is

An asphalt shingle tested to resist a two-inch steel ball dropped from twenty feet without cracking the mat.

Where it fits

Anywhere in the I-75 hail corridor, and worth asking your carrier about. Many offer a premium discount for a Class 4 roof that pays back over the policy.

3-tab shingle

What it is

A single-layer flat shingle. The standard on most Kentucky homes built before the 2000s and still on plenty of them.

Where it fits

Rarely the right choice now. We will fit it on a detached garage or a rental where budget genuinely governs, and we will tell you what you are giving up.

Self-adhering membrane on low slopes

What it is

A peel-and-stick modified bitumen sheet that bonds fully to the deck, with no reliance on gravity to shed water.

Where it fits

Porch roofs, dormer tops and attached garages under about 2:12. Shingles on those sections are the single most common failure we find on older local homes.

When to do this in Kentucky

September through November is the best window in central Kentucky: mild temperatures, lower humidity, and a genuine gap between the spring storm season and winter. Shingle sealant strips bond properly between roughly 40 and 80 degrees, which is why a January roof needs hand-sealing and an August roof needs an early start. If a spring hail event affected you, get inspected early, crew calendars fill from midsummer and a compromised roof starts showing up inside once the autumn rains arrive.

Roofing across Madison and Clark County

We work three towns, and they do not damage a roof the same way. Pick yours to see what actually fails there.

Richmond

Madison County

Ice damming at the eaves

January, during freeze-thaw

Madison County's hilly terrain pools cold air in the lower neighborhoods, so snowmelt refreezes at the eave and backs water up under the shingles where no amount of surface sealant reaches it.

Winchester

Clark County

Hail bruising, then algae on the north slopes

Hail March to May, algae year-round after

Winchester sits in a corridor that channels storms up from the southwest, and it sits low enough that fog settles in the mornings through spring and fall. The hail cracks the shingle mat; the standing moisture on the north-facing slopes then feeds moss and algae into the damage.

Berea

Madison County

Freezing rain and terrain-driven runoff

Late winter

The Cumberland Plateau foothills load the southern end of the county with freezing rain rather than snow, and the sloped lots around Indian Fort Mountain funnel a whole roof's runoff to a couple of eave points instead of spreading it evenly.
