Skylights are the most leak-prone feature on any roof, not because they're inherently flawed, but because they're almost always improperly flashed. Velkan installs Velux fixed and operable skylights with the factory's proprietary self-flashing kits, which are meaningfully superior to site-built flashing. For existing skylights that leak, we strip and rebuild the flashing from scratch. No caulk-only repairs.

Every inspection is photographed. The report you get names the component, its condition, and what it needs, so nothing rests on a verbal account of what somebody saw on your roof.

These are different problems with different fixes, and a lot of skylights get replaced when the real issue was attic humidity. We work out which one you have first.
Shingles come off around the unit so the flashing can be seen properly. Diagnosing a skylight from below or from a photograph does not work.
If the unit is sound we re-flash it. If the seals or the dome have gone, replacing it while the roof is open costs less than doing it separately later.
Step flashing up the sides, head flashing at the top, apron at the bottom, integrated with the shingle courses. This is the difference between a repair that lasts and one that fails in two summers.
Shingles reinstated over the flashing, and the interior shaft checked and made good where old leaks stained it.

Madison County's hilly terrain pools cold air in the lower neighborhoods, so snowmelt refreezes at the eave and backs water up under the shingles where no amount of surface sealant reaches it.

Winchester sits in a corridor that channels storms up from the southwest, and it sits low enough that fog settles in the mornings through spring and fall. The hail cracks the shingle mat; the standing moisture on the north-facing slopes then feeds moss and algae into the damage.

Late winter
The Cumberland Plateau foothills load the southern end of the county with freezing rain rather than snow, and the sloped lots around Indian Fort Mountain funnel a whole roof's runoff to a couple of eave points instead of spreading it evenly.
Berea roofingMost skylight leaks are re-patched with caulk rather than properly re-flashed. Caulk around a skylight seam fails within 1-3 years as the roof and skylight frame expand and contract with temperature. The correct repair is to remove the surrounding shingles, install the manufacturer's step flashing kit with integrated curb flashing, and reinstall the shingles over the top. This is a more involved repair but the only one that truly lasts.
